Total Debt Service Ratio (TDS)
Ideally no greater than 44%. TDS looks at your total monthly debt payments relative to your income.
Steady and Consistent Income
Lenders prefer at least two years in the same job or line of work.
Down Payment:
Typically a minimum of 5% for owner-occupied homes.
Good Credit Standing
Ensure your bills are paid on time and your credit isn’t maxed out.
Stress-Test
Under current Federal Guidelines, lenders will “stress-test” your application to ensure you can afford future rate increases.

Down Payment:
In Canada, you can make a down payment with as little as 5% (depending on the purchase price). For the down payment, we will need:
- 3 months of bank statements showing the flow of funds. This includes any transfers between chequing, savings, RRSP, TFSA, or FTHB accounts.
- If you have moved money between accounts, please provide a history for each of these.
